Projects
Tools I've built, mostly at the intersection of housing and investing. Each one started as a problem I hit myself.
VoucherMatch
NYC's marketplace for voucher holders, landlords, caseworkers, and brokers.
What it is
A four-sided housing marketplace connecting holders of CityFHEPS, Section 8, FHEPS, and HASA vouchers with landlords, 172 caseworker organizations, and licensed brokers across New York City. Bootstrapped, sole owner, built and operated solo.
Why I built it
I'm a landlord myself, and some of my tenants upstate pay with Section 8 vouchers. That showed me both sides of the problem: voucher holders in NYC search for months because they can't tell which landlords will actually take a voucher, and landlords who would take one have no good way to find those tenants. Nobody had built a real marketplace for it, so I did.
Where it stands
- 8,800+ users and 13,600+ rental applications, with monthly volume up 10x in five months and 75+ tracked voucher placements.
- Working directly with a Bronx developer on the lease-up of an 87-unit building, with intake and triage tooling that channels voucher-holder demand into the project.
- Ingests HUD Fair Market Rent data into payment standard and rent limit tables for every NYC neighborhood and bedroom count, plus a government portal surfacing supply-demand gaps and source-of-income discrimination signals.
- Built end to end as sole developer with no formal engineering background. Runs solo and profitably, with AI agents handling support triage, lifecycle emails, and an application hygiene pipeline that runs daily.
RentalCalcs
Rental property analysis backed by real local market data.
What it is
Investment calculators that answer one question: is this a good deal? Full analysis in about two minutes, covering cash flow, cap rate, cash-on-cash, and 30-year projections, backed by market data for 3,100+ US counties.
Why I built it
I underwrite my own deals with 10-year models covering cash flows, debt amortization, and cap rate sensitivities. Most free calculators online are one generic form with no local data behind it, and the paid tools are spreadsheets with 40 tabs. I wanted the analysis I actually run, available to anyone in a couple of minutes. Built by a working landlord, not a spreadsheet company.
Where it stands
- A calculator for every strategy: single family rentals with 9 loan types and BRRRR modeling, multifamily underwriting for 2-20 units, house hacking, buy vs rent, and a Section 8 rent analyzer with FMR and payment standards by ZIP.
- Live market data for 3,100+ US counties and 580+ published city reports.
- No account needed to run an analysis, and the first full analysis is free with every Pro feature included.
